We will look at both greenfield and brownfield sites with potential for residential led development. We consider sites with and without exiting planning consents.

We have extensive experience delivering both new build homes and conversion schemes, from hotels, pubs and offices to including specialisms working on listed buildings and barn conversions.

Where we work
We work primarily across the heart of Kent and Sussex, with our offices based in central Tunbridge Wells. Having spent years living and working in these counties, it is within these areas we have built up a comprehensive network of contacts and a detailed understanding of local district policies. This enables us to derive strategies that we are confident we can deliver to the benefit of all stakeholders.
How we unlock sites
Our in-house team of architects possesses a demonstrated track record of effectively managing sites that pose complex planning challenges or necessitate specialized technical solutions. We also engage with sites that involve revising previously approved plans that do not attract interest from developers due to the existing design approval. Our expertise allows us to transform less desirable schemes into optimized designs that enhance value, while also guiding them through a revised planning process.
Deal Structures

We will acquire land on this basis when planning uncertainty exists but where the site is either allocated in the local Plan or is categorised as being previously developed land. Contracts are usually agreed at an agreed price over a suitable timeframe to deliver an agreed development proposal. Importantly, the financial risk of obtaining planning permission is borne by us.

We will acquire land on this basis when there are either legal or technical issues to be resolved and/ there is a greater degree of planning uncertainty. Typically Options are set over a longer timeframe than STP deals to reflect these risks. An Option Fee is payable to the land owner to enter the agreement reflective of the agreed price, timescale and risk. The Option can usually be exercised by the purchaser at any time within the Option Period at the agreed price. Like STP deals, the purchaser is typically responsible for the costs associated with obtaining planning permission or resolving other issues.

We will usually only consider an Unconditional Purchase of land where either planning permission already exists or where there is an established existing use value. Unconditional Contracts provide vendors certainty on price in a short timeframe.

We are able to look at JV arrangements in a number of ways where we secure devleopment funding and Land Owners retain ownership of land on the basis profits are then split equitably when dwellings are sold. The benefit of of this approach is the ability for Land Owners to benefit from higher returns as up front land payments are reduced (meaning less onerous costs of finance) in return for a profit share mechanism.
We focus on being flexible and strive to create agreements that are not only realistic but also clear and beneficial for everyone involved.
Funding
We are fully funded on current projects and our internal processes ensure we can obtain secure funding commitments to future deals. We ensure funding approval is in place on the offers we make and that we are in a position to transact quickly on deals agreed.

Our thorough comparative analysis, in collaboration with our Architects and Contractors, guarantees that the proposed solutions are feasible within the existing market conditions, thereby preventing landowners from being left with unmarketable products.
